Understanding the Fair Housing Act
One of the best laws ever passed is the Fair Housing Act. It's enactment has made the difference in millions of peoples lives by making the housing playing field fair across the board. Unfortunately, sometimes the Fair Housing Act is misinterpreted, confusing, or partially ignored. Since I am so strongly for the Fair Housing Act, I decided to find soneone to better educate us on this Act. That someone is Connie Mack-Ward. She plans on being a regular contributor to this website and my future e-newsletter. Please take the time to read her biography and her first article. CONNIE MACK-WARD

Connie Mack-Ward has extensive experience in fair housing training for rentals and multi-family housing of all types. She has trained for local chapters of the National Apartment Association, the Indiana chapter of the National Association of Housing and Redevelopment Officials, public housing authorities throughout the state, local chapters of the National Creative Investment Club, numerous development departments throughout the state, and many groups of small landlords. She trains staffs of large market-rate and subsidized complexes as well as small landlords. She has been selected as the trainer in several state and Federal fair housing settlement agreements and lawsuits which required fair housing training for rental owners and managers.
As an Indiana-certified fair housing trainer for real estate brokers and agents, Mack-Ward has trained thousands of local realtors. She has also trained numerous home lenders and been instrumental in the development of several Community Reinvestment agreements worth over $100 million.
Mack-Ward has done many major fair housing and lending studies, and is the most experienced author of Analyses of Impediments to Fair Housing in Indiana.
Mack-Ward has also had extensive experience in the establishment and operation of supportive housing such as emergency shelters.
A highly-successful proposal writer, Mack-Ward has also played major roles in organizing conferences and conventions on the national, regional, state, and local levels.
A former college professor and teacher who continues to serve as adjunct college faculty, Mack-Ward holds an M.A. and has done post-graduate work at Northwestern University.

Discrimination is a serious issue. As you are looking for quality tenants, it is important to keep away from issues protected by the Fair Housing Laws. Under the Fair Housing Act it is illegal to refuse to rent to someone based on their race, color, creed, national origin, religion, sex, family status, or disabilities. Absolutely stay away from these issues when searching for tenants. I can tell you for a fact, none of these issues are determining factors on your tenant being a "good tenant" or a "bad tenant".
