About the Website

Initially this website was designed to help support and sell the book,"How to Find That Quality Tenant". However, it did not take very long for this website to offer more. In a matter of a few months it was decided to turn this website into an information center for the new and existing landlord. We quickly started adding features that we felt many of our visitors could appreciate and would eventually use. Some of those features are as follows:

  • Articles -- Short one to three page articles designed to educate about the topic at hand. These articles are categorized under specific topics.
  • Fair Housing Act -- Since fair housing is a topic which causes general confusion and fear among many landlords, I felt it was necessary to find so many to educate us about this specific topic.
  • Fair Housing Test -- This "what would you do" type of test was designed by a fair housing expert to help educate landlords about the delicate scenarios that can be found in the fair housing laws.
  • Frequently Asked Questions -- Here we give answers to some of the most common questions asked by landlords.
  • Forms -- Professionally designed forms for landlords to use.
  • Investment groups--a list of over 550 real estate investor groups organized by state that a new or existing landlord may wish to join.
  • Tip of the Month -- This short column offers a quick tip of the month concerning rehabbing, landlording, or renting.

This website was designed to be easy to read, and easy to navigate, in the hopes our visitors will use it often.please contact us if you have information to contribute or suggestions for new columns or improvements.

About the Book

"How to Find That Quality Tenant" the 5 Simple Steps of Tenant Selection, is geared for the new or existing landlord. It is unique in the fact that the book only covers one topic and one topic only. That topic is finding the highest quality tenants possible. This book does not cover managing, rehabbing, finding or selling investment property. It is geared to improving a landlords process for finding and selecting the best tenant possible.

This book was written in five sections or steps, with each step playing an intricate role in the goal toward quality tenant selection. This 336 page book is designed to be a blueprint, or roadmap, which is used to guide the landlord in their choices of improved tenant selection.

We have developed a website, www.findthatqualitytenant.com, so our readers may access all forms that accompany the book, keep informed of new articles and tips of the month as we post them, and learn about important topics such as the Fair Housing Act.

By early 2007, this book will be available in a Spanish version, on CDs, and e-book form

About the Author

I was born and raised in Northwest Indiana, where I reside today with my wife and two young children. I graduated from high school in 1980 and worked a myriad of jobs including restaurant management, laborer, home construction, teaching karate and bartending. It was 1994 when I went out on a limb and bought my first four unit apartment complex. I quit my full time job in 2000 and have been buying, fixing up and renting out homes ever since. I’ve been very successful at placing quality tenant in those homes, and decided to share my simple system in the tenant selection process so you too can reap the rewards of renting to quality tenants.

My mission statement to you is this: I wish to provide top quality products and information that is usefull to the new, part time, or full time landlord in regards to improving the tenant selection process. I will strive to deliver excellent customer service at the same time offering competitive prices.

Discrimination is a serious issue. As you are looking for quality tenants, it is important to keep away from issues protected by the Fair Housing Laws. Under the Fair Housing Act it is illegal to refuse to rent to someone based on their race, color, creed, national origin, religion, sex, family status, or disabilities. Absolutely stay away from these issues when searching for tenants. I can tell you for a fact, none of these issues are determining factors on your tenant being a "good tenant" or a "bad tenant".
